An air quality assessment is typically required where a development sits within or adjacent to an Air Quality Management Area (AQMA), where it generates significant additional traffic, where it introduces new sensitive receptors near busy roads or industrial sources, or where the local planning authority has attached a planning condition requesting one. The IAQM/EPUK guidance and the relevant Local Plan policy will normally clarify the trigger thresholds for your area.
An air quality assessment looks at the operational phase of a development — long-term pollutants such as nitrogen dioxide and PM10/PM2.5 from traffic, combustion plant or industrial sources. A dust impact assessment (DIA) is a separate construction-phase exercise following the IAQM 2024 V2.2 methodology, which evaluates the risk of nuisance dust from demolition, earthworks, construction and trackout. Many planning applications require both: the AQA for operational impacts, and the DIA for the construction phase.
A screening-level assessment is typically completed within 1 to 2 weeks. A detailed assessment involving ADMS-Roads dispersion modelling normally takes 3 to 4 weeks from receipt of traffic data, although bespoke baseline monitoring (where required) can extend the programme to 12 weeks or more. We advise on realistic programmes at the quote stage and can prioritise urgent work where planning timetables demand it.
Costs vary by complexity. Air quality screening assessments typically start from around £500, detailed dispersion modelling assessments from £1,500, dust impact assessments from £600, and EMAQ+ kitchen odour assessments from £600. Most of our work is delivered remotely from our office in Seaham, County Durham, with site visits and bespoke monitoring deployed where required. We are familiar with the policy and guidance of the major UK planning authorities including the GLA, all London boroughs and the major regional cities.
